For the second consecutive year, February had the highest volume of unit sales for a month of February in the history of MLS. We continue to see record highs in number of existing home sales. Pair that with the fact that our region is not experiencing the typical seasonal winter lull in home sales, the stage is set for a record breaking spring in home sales. A positive sign for Washoe County: The unemployment rate trended down in 2011 and is down from 14.2% in January 2011 to 13% in January 2012. See the full report at the link below:

We continue to see record year-over-year sales – January 2012 unit sales were the highest January sales number in history. The decrease in month-over-month unit sales is a fairly normal trend. Many homebuyers rush to buy a home in December for tax implications. However, the year-over-year increase in home sales continues to tell us more and more homebuyers are finding a great value in home ownership in northern Nevada, despite Washoe County’s 11.9% unemployment rate reported in December 2011. Unit sales were at historic or near historic levels throughout 2011. The big news is that 2011 total unit sales represent the 2nd highest performing year, off only 4% from 2005 which is described as the peak. Year end 2011 unit sales (5,899) are up 10% over 2010 unit sales (5,361). Beginning in 2008, year end unit sales numbers have consistently out-performed the previous year’s sales. Lower inventory is a signal that price declines may be coming to an end and a sign of pent up demand.

November sales are up 22% over last year and are the highest unit sales for a November in history. For the 2nd month, we are comparing year-over-year sales without the artificial influence of a tax credit. Freddie Mac reported another record low 30-year fixed rate loan of 3.98%. Sources report by the middle of 2012, mortgage interest rates should gradually rise from today’s record lows to 4.5%.

October unit sales in Washoe County are the 4th highest unit sales for an October in history and outpace October 2010 sales by 15%. This is the first month where the year-over-year comparison is not influenced by the tax credit incentives, thus a positive sign that sales remain healthy. Also, we have seen only moderate fluctuations in median price for the past 7 months. With the majority of new listings entering the market at under $150,000 and a majority of sales occurring in this same price range, we are cautiously optimistic that prices are at the bottom.
